Dianna Thomas Architect provides a personalised solution for your building and renovation requirements.
Below is a brief outline of the processes we go through together to achieve the outcome you desire for your project.
1. Starting Your Project
Firstly, we meet with you to discuss your vision, requirements and budget.
We prepare an architectural services proposal, brief and client/architect agreement, which is signed by both parties to initiate the project.
2. Design
The design of your new house or renovation involves close consultation with you, whilst we develop the brief into an overall design solution for your site.
We build a computer-generated three dimensional model of your project which allows you to visualise the building and interior spaces, along with plans and other schematic drawings.
3. Development Application
Should your project require local council approval, we prepare all necessary drawings and documents, co-ordinate all specialist consultants reports and assist you in lodging the application with council.
4. Pre-Construction and Construction Services
For most projects we remain involved for the duration of the construction process.
Before building commences we provide detailed working drawings, specifications and other documents that clearly convey to your builder the construction details, materials and finishes required.
During construction we assist you in managing the building contract to ensure your detailed requirements and expectations of quality are realised.
5. Our Fees
Our fees for all projects are quoted on an individual basis depending on the scope of work.
Generally, we charge a fixed fee for the design and development application stages.
Pre-construction and construction services are charged at either a percentage of building cost or an hourly rate, depending on our level of involvement.
